‘Modern design meets wild nature’ in NW Portland house for sale at $4M
A storied, steel-and-glass luxury dwelling, the latest addition to William/Kaven Architecture’s exclusive Northwest Portland development, is on the market for $4 million.
The new custom home, called Royal III, joins Royal I, completed in 2020, and Royal II, in 2023, in the exclusive development adjacent to the 5,200-acre Forest Park, one of the nation’s largest forested urban reserves.
Each of the towering houses sits on a large lot for privacy while transparent walls and wide terraces evoke architect-developers Daniel Kaven and Trevor William Lewis’ vision of homes floating among the trees.
Royal III, on a 0.34-acre lot at 6371 N.W. Winston Drive, has fire-resistant cementitious siding painted a dark bronze-black to reflect the leafy landscape.
A cantilevered overhang shelters the entryway and serves as a green roof for the carport. The interior is equally dramatic with 5,151 square feet of living space spread across two stories and a finished daylight basement.
“Royal III stands as one of the West Coast’s most exclusive residential offerings, where modern design meets wild nature,” said listing broker Jason Mendell of eXp Realty.
Mendell told The Oregonian/OregonLive that he sees the potential first owner of Royal III as:
- An architecture enthusiast who appreciates clean lines, intentional materials and form-meets-function design in a home by an architectural firm known for bold, sculptural modernism.
- A privacy-loving urbanite who wants to live close to downtown Portland but not see the neighbors. “This property offers seclusion among the trees with sweeping views, yet sits just minutes from Northwest 23rd Avenue, Forest Park and tech corridor conveniences,” Mendell said.
- A grand-scale entertainer who prefers open-concept interior spaces and terraces to allow for indoor-outdoor gatherings.
- The nature-integrated tech exec who relishes “a sauna after Forest Park trail runs, smart home features with a forest backdrop and a design-forward environment that doubles as a peaceful recharge zone,” he said.
- A multigenerational household needing a family room, six bedrooms, five bathrooms and a powder room. “Whether it’s a home office, guest suite or teen retreat, there’s room for everyone to breathe,” said Mendell.
While some may call William/Kaven Architecture‘s work modern, Kaven, interviewed by The Oregonian/OregonLive in 2020, refined the characterization: “We have an appreciation for what is natural and already there, and glass and natural-looking elements play into that strong connection to the landscape.”
William/Kaven Architecture has received international recognition, including International Architecture Awards from The Chicago Athenaeum: Museum of Architecture and Design and The European Centre for Architecture Art Design and Urban Studies.
