The revitalization of a Charleston multi-story commercial center in the West Ashley neighborhood is taking shape, with a Lowcountry architectural firm playing a key role in the redevelopment.

Charleston-based architecture firm The Middleton Group is helping to set the tone for the bold new chapter in West Ashley, according to a news release. Developer EDENS recently hosted a kickoff event to celebrate the start of demolition at the existing shopping center and unveil the community-centric vision ahead. At the heart of that vision is a new design from The Middleton Group, the release stated.

The Charleston-based architecture firm is leading the design of multiple single-story restaurant and retail buildings for the reimagined Ashley Landing, which aims to become the social and commercial heart of West Ashley, the release stated. The plan includes nine newly constructed buildings ranging from 3,500 to 15,000 square feet, organized around a central green to evoke the feel of a walkable village square, the release stated.

By combining local architectural elements with warm, modern finishes, The Middleton Group is creating spaces that feel both familiar and fresh, the release stated. The buildings will feature Lowcountry vernacular architecture—think pitched roofs, deep overhangs, and shaded porches. The design supports a mix of local and national tenants, with spaces adaptable for either single or multiple occupants, the release stated.

In addition to retail and dining space, The Middleton Group’s scope includes a key renovation of part of the existing mall building, the release stated. That portion will be transformed into a new home for Charleston Stage, as well as a dedicated Community Room for the City of Charleston—further cementing the project’s role as a cultural and civic hub, the release stated.

When complete, the project will encompass over 79,000 square feet of new development, turning a once-underutilized retail site into a destination for shopping, dining, recreation, and connection, the release stated.

Ashley Landing is among several major redevelopment efforts across Charleston, but its emphasis on community and place-based design makes it stand out, the release stated.
